[SIZE=11pt]Unbeknownst to the natives, a sleazy smuggler has been depositing and hiding nuclear, chemical, and biological waste in barrels in the swamps. These have begun to leak provoking the massive disturbance in the area. [/SIZE]

In return for “protection” the Imperials taxed the trade in and out of the Outer Rim to fund their fleet. But the locals started to fight back. [member="Jamie Pyne"] recently ensured the rebels had the weapons to depose the local garrisons and the GADF did the rest. [/SIZE]

Rhen could feel it before he even took a step outside of the Jedi Shuttle. There was a sickness in the air. In the very earth. It permeated like a blanket of miasma, almost coating the senses with a tar-like quality.

Deep set eyes fixed forward under the black and white caterpillar brows. "There is unbalance in the Force here," he said, turning towards his companions in this humanitarian aide expedition. Others had been sent ahead to determine the cause while he and allies came to serve the reclusive Shawda Ubb.

"The Shawda Ubb are relative hermits, most tend to stay to themselves. They prefer it that way. " he explained. A sigh came next.

"That is why this might be difficult." for those who were hesitant to work with outworlders meant that it would make it all the more difficult to convince the Shawda Ubb to let them help.

For the first time in a while, Jessica is now more willing to venture under the public eye for business purposes. She recently filmed a commercial for Pizza Hutt where she proudly claimed Pizza Hutt sponsored same-sex marriage organizations, and she did it not just because her very own same-sex marriage is the one everyone and their dogs compared same-sex marriages among royalty. Speaking of which, Jessica left her wife Summer to her own devices when it came to the child, because she was the one who wanted it most. Terminus would be the location where she would build the restaurant on the planet. But she feels uneasy, hoping that she can actually go on her business without being questioned. At the controls of an AT-AT barge, filled with the materials and equipment required to operate a Pizza Hutt location of the same size as on Glyss, with prefabricated components, she initiates the landing sequence so that she could actually land, in the parking of what would become a shopping mall, which is under construction. Admittedly it was at a rather advanced stage so that the opening tenants could begin the interior work. However, Pizza Hutt was no anchor tenant.

"Welcome, Pizza Hutt. I trust that you came here to sign a lease in the food court?"

"First things first. The term and the rent"

"Five years with a renewal option for an additional five years. As for the rent, the rent covers taxes, insurance and utilities: as such you could expect to pay 50 credits per square meter"

"How many square meters am I leasing?"

"Eighty square meters or so"

Transports streamed overhead in a never ending line as Judah and a group of Salacia Consolidated employees and consultants. Salacia had bought a derelict city block right across from a major public hangar. According to the real estate agent, it was one of the main one used by private citizens and small companies.


"This can all be torn down, level the block." A small, wizened humaniod was leading the presentation.A consultant."Then the structure goes in place. Pipeline goes under the streets. From there its up to the business folks, leasing rights and the like."


A business woman spoke up.


"Competing contracts for fuel, will it stand in our way? MaraTibX might have a monopoly on the market. In some cases we could be barred from entering the hangars at all."


"Then we transport the fuel to the source?"


"Is it feasible in terms of margin and profit?What stops us from putting a refueling station in space? We build our own, contract with the government for permission..."

Terminus was an important trade world, being located at the end of two of the major hyperspace lanes in the galaxy. With the local warlords eliminated, the system had applied for membership within the GA and the protection that came with it... especially with the First Order also starting to gobble up territory in preparation for war. To that end, and in light of the mood settling across the GA after the Battle of Kaeshana, Taeli had sought authorization to establish a new fleet hub at Terminus, building a new station to act as the headquarters for Alliance operations in their southern region and the surrounding sectors.

Multiple reversions from hyperspace would announce the arrival of Aurora's construction flotilla. Many of the modules that would make up the station had been built off site, and required being towed to Terminus. A lengthy trip, but it beat having to ship all the materials to Terminus and possibly heavily disrupting the shipping traffic. As it was, this was only the first wave of tugs and other construction vessels. Two more would be arriving soon with other parts, defensive emplacements, docking modules, and so on. It was one of Aurora's largest projects, and all of it was on behalf of the Alliance.

Taeli herself was not overseeing the project, but she had left it in the hands of her right hand man, Jaxson. As his ship arrived, he also would send transmissions to the planet below about hiring local help alongside the Aurora personnel.

Even amongst the regulated military uniforms, Quintus stuck out. Everything about him was clothed in white linen, the jacket lined in silk. It was a formal academics outfit, an affectation from Denon. He had joined the Order of the Sacred Lotus in admiration of their neutral stance in galactic affairs and their dedication to helping those in need. This time, a small contingent of them had come to aid in the relief efforts of Terminus. Whilst Quintus was no battlefield medic, he was a medical doctor. As well as a geneticist and expert in engineering and cybernetics. And those were the legitimate titles from Doctoral studies. His career with the Sith he preferred to leave quiet and un-bragged about. But the knowledge they brought was burned into his brain over the years. Unable to forget was often a blessing. In this case, it was a curse of patient after patient screaming in agony. Regardless, his training after made him invaluable at setting up and coordinating relief efforts, given the multi-faceted nature of his knowledge and work.

Waking himself with a start from his revere, he walked off the landing shuttle, looking around for some sort of liason or greeter. A medical droid followed him, a custom model floating along on repulsors. A tidy and sturdy backpack of military drab green hung slung on one shoulder with all the needed personal gear. Despite his formal attire, he was used to life 'on a mission' as it were. Waiting, he grew anxious, itching to pull a deathstick from his pocket and light up as he felt the familiar tingle of prescience and empathy build between his temples. But that would hardly look fitting for his station, or good on his Order, so he refrained from the old habit for now.

Once he had found out where to go and who was running the show from the Alliance stand-point, he could probably get a better picture of what he could personally do to aid, and what, if any further aid the Order could bring.

Garbed in his brown robes, Jacen was perched on the edge of an oval table. Around the table were tall-backed white leather chairs which Jacen was pointedly ignoring. Next to the table was the large holographic display of one of the major starports.

This whole ship was a little flashy for his tastes. Were it not for the security details that might be discussed he would have held the meeting in the gardens. The members of the Sacred Lotus would be led here and he hoped they wouldn't be given a bad impression.

He could understand why, in these dark times, some Jedi would want to step away from the conflict. Choose to take a neutral stance and focus on looking after those most vulnerable who suffered so much in times of war.

The Terminus System is a notable trade nexus adjacent to several major hyperlanes. The planet's spaceports and orbital facilities connect galactic trade with remote markets in the Outer Rim and Wild Space. As a result, space traffic around Terminus has developed a reputation for diversity.
Snapshot scans and customs data indicate that up to 40% of the vessels in the Terminus System at any given time were not created by any known shipwright. Terminus represents an unmatched opportunity to analyze and reverse-engineer unknown starship technology.

The Theed Palace Space Vessel Engineering Corps ('Theed Hangar') proposes establishment of a surface-level and spaceborne analysis facility, comparable to the operation on Omwat. The recommended facility would comprise five primary sectors:
  • Comprehensive sensors capable of analyzing orbital traffic, with an eye to identifying unique ship models and technologies;
  • Spacedock slips, mechanically comparable to a small refit shipyard or salvage facility, optimized for reverse engineering;
  • A communications department tasked with procuring access to vessels and technologies of interest;
  • Technical laboratory space with remote access to research databases; and
  • Advanced prototyping fabrication facilities.

It had taken many talks with Kismet, before she finally relented.

After the events on Mandalore it was clear that some form of security needed to be implemented for the Order of the Sacred Lotus. The Journeymen was still just an idea in his head, a concept of a plan that would take months if not longer to fully realize. A force that drew its people from every neutral and lightside force philosophy, all balled together with the sole purpose of combating the lingering Darkness.

Ten had joined him now.

Some were Jensaarai from the days of the Army of Light, who remembered his name and came calling, Matukai to his surprise and pleasure, even a single Baran Do mystic left his order.

It was by no means an order that was ready for hard-fought battle.

But they were getting somewhere, if slowly.

"I have fought with them on occasion." Sardun mentioned to Kismet, as they sat in the shuttle that would lead them to the ship the others were waiting at.

"Good people, strong, determined to do good. We can trust them."

"We've received some queries about pay from some of the surface companies, sir," one of the Aurora engineers informed Jaxson. He didn't immediately reply, his attention on making sure shipping traffic wasn't disrupted as the Aurora ships formed the cordon for the assembly site for the station. They had picked a strategic spot for the station to be set in geosynchronous orbit that would offer protection to the main spaceports and the capital, but the cordon had to be established just so his tugs and vessels could get through easily and trade ships were safe as well.

"Send them information on our standard rates," he said, directing with his datapad the final sensor buoy for the perimeter to take up a position. It was a wide zone, considering the size of the station at 3000 meters, but it had plenty of visibility and the sensor buoys gave a clear perimeter, as agreed upon with the Terminus government prior to their arrival. The first tugs would start moving the modules into position, the construction crews and droids prepping for the tricky task of assembly.

They would end up hiring three other construction crews from the planet to come up and assist in the project, along with contracting out two droid facilities to quickly manufacture some extra construction droids. It was a massive workforce, and it only would grow once the other waves arrived. Slowly, but surely, the station was beginning to form as two modules were brought together.

"What is 4,000 credits a month buying?"

"What do you mean, 4,000 credits a month is buying something?"

"Which amenities are included? Like HVAC, security, washrooms?"

"HVAC is round-the-clock, as for security, it's mall-wide, really, and also because the mall itself is also open round-the-clock"

The only experience of leasing commercial or industrial space (which had very similar processes) that she personally had was on Dagobah, where she asked Dagobah Shipyards to lease them some space to produce heavy long-range turbolasers/ion cannons (known as the Scarif, Toprawa and Ziost), and she had to ask for what did the lease include, like security, HVAC, repairs, other space and services. Plus she had the feeling that she wasn't alone in this venture: a mall that was to be open round-the-clock had to have a large variety of tenants to be viable. A food court wasn't that much of a deal, but she had to deal with it at some point. But that was one of those times where she had to be there in person at the leasing office so that the business can actually go on. Jessica could tell that they were at the early stages of hunting for tenants: first come, first serve. Pizza Hutt had new items on the menu: not much of a healthy turn, but better than nothing. For the time being, though, she can only go through the motions of getting the terms of the lease properly.

EXECUTIVE SUMMARY (CONT'D)

The proposed facility is a single space station in high orbit, working title SELDON. High orbit will permit a maximized field of view for the station's scanners, by minimizing the angle taken up by the planet. High orbit will also permit low-fuel and low-risk ingress/egress due to the shallowness of that portion of the planet's gravity well. An orbital facility is recommended over a ground-level or atmospheric presence in order to minimize atmospheric sensor distortion, minimize fuel costs, maximize the sensors' field of view, and capture data on starships which are only passing through the Terminus system.

The facility would operate in partnership with a Sando-class Hyperwave Accelerator Platform linked with the Naboo System. Deployment of Sando platforms has a proven tendency to attract a significant fraction of a system's traffic. As a result, SELDON would be able to obtain more scans at closer range and over longer periods of time. One possible pilot program could see unique vessels offered priority access to the Sando platform in exchange for a more in-depth examination and/or technological samples.

For Arceneau Trade and MaraTibx, the thought was to do something two fold. They were to work closely with a deployment of PharmaTech researchers to Manpha for contamination control, while Noire would come to Terminus to reveal the proposal to construct a large planetary shield.

As Terminus was a major trade world at the crux of two super hyperlanes, all manner of consideration had to be taken to the native government of Terminus itself. That is why Noire would be the one presenting the proposal along with offering contracts out to their affiliate Southern Systems Business Bazaar companies to help in providing the resources to build it.

The flight to Terminus would be long, but word had it that Theed Hanger might have created new technology to make such a flight even faster.

Perhaps she could discuss with the executives at Theed hanger ( [member="Ajira Cardei"] ) at some time to discuss a potential partnership with such technology.

"Guess we aren't the only ones interesting in building the world up, sir." Jaxson would turn at this, looking away from the modules being assembled to look over some of the data being passed around. So ATC and its affiliates were present and Theed was also working in system. The more better, thought Jaxson. Terminus was an attractive world, even this far out in the Rim. It was a gateway to Wild Space and the Unknown Regions, ships of all types appearing from those locations not normally seen in the galaxy proper.

The third module had been assembled, and while work was beginning on moving in the fourth for connection, teams were already beginning to work in the attached parts of the station in preparing it for furbishment once the second and third waves arrives. They needed to double check electrical systems and wiring, make sure there were no weaknesses in the hull or viewports, reinforce those areas anyways because Jaxson wanted no chances being taken, install the lighting system, install the life support systems, and the list went on and on.

"Second wave are entering final hyperspace jump to the system." Jaxson nodded, not looking up from his datapad. They would be carrying the shielding systems for the station, something that had been deemed important enough that they would be putting multiple layers of shielding on the station.

"Hmm... the repairs: are they under the tenant's purview or the landlord's purview?"

"The kitchen equipment being built-in fixtures whose removal would damage the premises, the signage is the only thing you can remove without penalty. Even so you still need to notify the landlord beforehand. However, maintenance of the kitchen space is the tenant's responsibility, so long as the premises are returned in the same condition"

"Insurance. What's covered under it, and what's not?"

"The details of insurance aren't yet finalized, so I can't say just yet. For the time being, we are shopping for insurance policies right now"

Which would mean that, depending on what's covered under the mall's insurance policy, Pizza Hutt would be held liable for damages caused by improper operation of kitchen equipment or some other such things. But if it is the sort of all-inclusive insurance policies IGR sells, all the tenants will rest easy knowing that it would be on the landlord's insurance policy; then again the landlord would be a little concerned if they couldn't do that much. As the landlord's representative is drafting the tentative lease based on the content of these negotiations, Jessica feels that she might get a pretty good deal for a mall property guaranteed to bring in some business for Pizza Hutt, because she knew that many people liked what Pizza Hutt sold. Better not waste their time: they have a few hundred of tenants to go through and they need a variety of tenants for the mall to be successful, at least merchandise-wise, she thought.

With all the corporations floating around in the galaxy and an insatiable demand for a host of products, there is a lot of money to be made and to be spent. So, what do you do with all that money? Because the full-hipped woman that came striding along with her assistant and protocol droid was none other than Danger Arceneau. Well, as far as anyone and only the most advanced medical scanners knew.

The curvy redhead that Jacen's writer would hrng over was none other than leading the discussions for opening a new Head Quarters for the growing back on Terminus. The terms had already been discussed, now it was just simply offering subcontracts to local businesses and resource outreach to start construction.

"One more thing: are there escape clauses?"

"The lease may be terminated with a penalty of one month of rent, unless you wish to sublet, in which case the new subletter will have to pay a month of rent as a security deposit"

"You will not be assessed any rent for any period of time the building is condemned, the lease will be extended by the period of time for which the building has been condemned, and, if the building is declared a total loss, regardless of whether it is constructive or actual, the lease is then terminated without penalty"

Security deposits were usually two to three months of rent; here one month of rent was somehow sufficient. Here negotiating a lease was another thing that Jessica was a little raw in, on either side of the lease, since neither Ringovinda StarYards much of a landlord, nor has she to lease that much equipment or space from other people or something. But she seemed to be happy that Pizza Hutt could finally get a lease on some property and then gain a greater foothold in Alliance space beyond Dulvoyinn. For now, though, Jessica began to calculate what kind of audience the Pizza Hutt location on Terminus would actually house. It was nice, quick and easy and she knew it. Perhaps a little too easy, but she began advertising the job postings for the restaurant even before the lease negotiations were over, but that's perhaps because she feels that it would be better to get the restaurant up and running for day 1 of the mall, as would any tenant. She knew that fast-food was one of the things that needed to be made, well, fast, with as many as four cashier counters to process the whole thing.

'Module attachment is continuing on schedule, Miss Raaf. I expect the structure of the station will be finished by the time the third wave of our ships arrive with the defensive emplacements. We have just finished the main command area, with one dry dock area about 80 percent assembled. The native crews, along with our droids and own men, have been a massive boon to our efforts, cutting down assembly time from what would likely have been a few days to a few hours. Your philosophy that the majority of station construction be completed off site and through our automated systems continues to hold true on time management, the exception of course being Horizon. I will send further progress reports as we continue the work.'

Jaxson sent the message along, turning his attention back to the viewport. While the station was primarily designed to act as a command hub and massive defense installation, it had been his employer's idea that drydocks also be added to the station based on the drydocks they used in Aurora's Crucible yards. Their main purpose might be the simple repair and refurbishment of ships docked with them, up to even Star Defenders and Destroyers, but they could also construct said vessels as well. A useful feature to add, and it would allow officers on board direct access to viewing designs as they were built and overseeing fleet assembly at Terminus.
