Turnkey Solution

Ugohr Poof

The Traveling Gungan Salesman
Even though Ugohr was still stuck on Chandrila, it only meant that he couldn't be on battlefield duty, nor on Jedi business. For the time being he only could do duties related to his real estate business. By now all he could do to help advance his role with the Alliance was through his position on the Galactic Alliance Planetary Development Project. He contacted the new building contractor on the block, Jaii Builds, about a new offer he thought would be mutually beneficial. A turnkey solution for building housing and, later business and faction buildings.

I think that I have an idea for joint cooperation: at present your business only builds custom-made housing while the clients need to supply the land and the materials. Due to IGR's expertise in real estate, covering all three major segments being residential, business and faction, although lately commercial real estate formed the bulk of our business. We could take care of materials and land while you focus on the actual construction. In essence it would mean a joint venture would provide clients a turnkey solution where they only need to come to either location and the clients will get their housing built. Often the size and price of the plot in a desired location will constrain what a client can get built. For example Hosnian Prime and Coruscant are expensive real estate locations, whereas Dulvoyinn has been a non-factor in the real estate market for centuries.

Undin was in his office , in the Rionda , when a transmission came in. Upon hearing what it seemed a Gungan talk about a business deal. It was , good for both of the companies. He sent a message back:

Your proposal , seems interesting. Could you give me some more details about this deal?
Per example, in what worlds do you sell plots , how big are they per average.

Ugohr took the time to reply - after all after the Chandrila debacle he couldn't go on about his Jedi business, so he is effectively restricted to doing realty business, because it is considered neither military nor Jedi business. Luckily Privago gave Ugohr pretty wide berth to do realty business so long as it benefitted IGR. He would be surprised to see Jedi brutes going around the galaxy as realtors, something not even Jedi Diplomats would consider, even though Jedi Diplomats would probably make better realtors on average than Jedi Brutes.

With the Galactic Multi-Listing Service we can get access to land plots virtually everywhere in the galaxy. Understandably, you may not be familiar with the inner workings of the galactic real estate market, and it would be pointless to list the whole thing on a planet-by-planet basis, there are thousands of worlds to choose from, just that, in general the closer you are to the galactic core, the more expensive plots are on a square-meter basis and the smaller the available plots are. Of course there are exceptions to this: Dulvoyinn, a Deep Core World, is in demand for bargain-seekers looking to live under tropical climates, whereas Bespin, Muunilinst, Elrood and Eriadu are all Outer Rim worlds but have expensive plots. That's the main gist of it. I would normally tell clients that either they need to have deep pockets to buy plots 1+ acres on Core Worlds or to otherwise be flexible in their locations, and usually desert worlds are cheaper than the regional average. For instance, you could buy on Jakku enough land to build a small town for the cost of a 200-square-meter plot on Alderaan or on Corulag.

The deal seemed beneficial for both companies , so he decided to take it. He told one of his men to go and prepare his ship for departure, he just needed to know where he needed to go to sign a contract.

Alright , I have a contract being printed as I record this message , I will be right there to sign it with you. I will just need to know , where you are located right now .

As before, Privago gave Ugohr wide berth to conduct special business - in fact, he is surprised that Ugohr didn't take the reins of IGR rather than him. He wrote in Gungan script the last one. And, more than ever, Ugohr has been productive as far as real estate dealings were concerned, since he couldn't tend to his unit, the regiment-sized Army of Malastare, nor could he tend to Jedi business.

Some coordinates appeared on screen , and he sent them to the pilot of his nubian . He got up and grabbed the piece of paper that had just finished printing and sent a quick holomessage.

I'm on my way , and should be in Chandrila in half an hour , maybe less.

The young prince left his little office and started walking towards his ship , taking a little holocommunicator with him.
As he got in the ship , he sat down and he felt the engines taking off.

Half an hour later, he stood near the main area that were given by the coordinates he transmitted to [member="Enduri Jaii "]for the purposes of sealing the deal. When he would think of the housing that could be built under the turnkey solution he was about to offer, he saw that at least the Force was with him today. When he saw the Nubian J-327 land on the premises near a spaceport (he couldn't enter the main area)... he could readily imagine that the J-327s were a rarity among these parts, but were common among the upper crust of Naboo society, especially since one [member="Marcelo Matteo"] used one as King of Naboo in his official business. Ugohr just was wearing his Jedi robe... no weapons on him.

"Yoursa Highness Enduri Jaii, mesa presume? Yousa came with da contract?"

[member="Enduri Jaii"]

As he walked near the contract , he was meeted by a Gungan , [member="Ugohr Poof"] , he presumed. He immediately put his hand out , to shake it with the Gungan's and added some words to the gesture "Hello , my dear . Yes I'm Enduri and I'm presuming you must be [member="Ugohr Poof"]? Anyway , I have the contract here in my briefcase.". It was nice to meet him in person.

"Let mesa see da contract first, just to maken sure that wesa not attempting to defraud one another"

Enduri seemed to have handed the contract for Ugohr to examine before his signature was to be apposed at the bottom of it. Upon seeing that there were no hidden terms among the terms that were discussed, Ugohr was now ready to put his signature at the bottom of the contract for the turnkey service for building housing. Ugohr knew that a certain love magnet, Jessica, would love to buy some housing unit using the turnkey solution. She seemed to have a thing for tropical worlds. And now he finished his end of the business.

Enduri signed the contract shortly after the Gungan had. He shook his hand and said "Have a nice day , sir. I've got to go back to Rionda". He took the contract and headed back to his ship. It was a great deal for Jaii Builds.
